Baltimore Exelon Headquarters Sustainability Consulting

The Exelon project is a tenant fit-out in a new building located at 1310 Point Street, Baltimore, MD. The building is one component of the 27-acre downtown redevelopment project, Harbor Point.  The building is a 21-story mixed-use building with 443,820 square feet of office space, 39,560 square feet of retail, 103 residential apartments, and a 5 level above-grade parking garage. The project is composed of 13 floors (8-19,21) of 443,820 square feet inclusive of a 60,000 square foot, two-story energy trading. Straughan provided sustainability consulting services during building construction in support of the project goal of achieving a Leadership in Energy and Environmental Design (LEED) v.3 certification at the highest LEED level – Platinum certification. Specific activities included developing and implementing a LEED Strategy plan to ensure the LEED goal would be met. Straughan’s LEED process including the preparation of a Total Materials Cost Analysis during pre-construction to outline how the project would earn the maximum LEED materials credit. Every LEED credit included a detailed strategy for achieving the highest levels. In addition, over the 12 months of construction Straughan completed LEED documentation for the project and the project earned a LEED certification at the platinum level.
